3 Beds 2 Baths
Originally a 900-square-foot cottage constructed in 1936 by the pioneering South Austin Developer Charles Newning. Situated on his namesake avenue, the modest single-family home was crowded by aged and leaning live oaks. The owners wanted a home to share with their friends and family while respecting the original structure—and still paying homage to its original charm. By 2016 it was easy to see why people were so enamored with the home. In collaboration with architect Adam Melius, Nick Deaver expanded and created a space that is both inviting and functional.
As you approach the home, you are greeted by mature live oak trees that provide a natural canopy over the property. The exterior of the home blends with the surrounding landscape and the front porch offers a welcoming entrance.
Upon entering, the entry living space allows for a moment of settlement before moving into the expanded and modernized kitchen that boasts high-end appliances, a bar, and plenty of storage space.
Just off the kitchen are the two original bedrooms (one currently used as a den) that share a full bathroom.
The dining room is a true standout feature of the home featuring floor to ceiling glass windows creating a wall that provides a modern feel but blurs the line between indoors and out. The integration of the interior and exterior awakens one's senses; you can’t be in the home without knowing what kind of day it is. Large double sliding doors connect to the outdoor living where guests can enjoy the cathedral of trees from wood and concrete terraces that float above the pea-graveled garden.
The deeper one ventures into the home, the more surprising and better it becomes. The master suite is tucked away in the back offering exceptional privacy. Both the master bedroom and bathroom feature unfinished shiplap walls that add warmth and character to the modern design. The master bathroom is perfect, with a large walk-in shower and enormous soaking tub for relaxing after a long day. Natural light floods the space from a skylight, creating a bright and airy feel.
Just off the master bedroom, a screened porch offers a peaceful retreat to enjoy and take in the surrounding landscape alongside century-old trees.
The home is a true celebration of its past, present, and future. The owners have lovingly restored it to its original glory, while incorporating modern amenities and design elements. It’s a testament to the value of time and hard work, and a reflection of the memories and experiences that have been shared within its walls.
Whether you’re looking for a cozy retreat or a space to entertain friends and family, this home has everything you need. Walking distance to the vibrant and bustling SoCo, it’s turnkey and ready for move-in, so you can begin enjoying all that it has to offer right away.
